Design Review Guidelines
General construction information as stated in the Woodland Reserve Homes Association Declarations and Design Review Guidelines. The following are some of the specific items detailed:
- No fences shall be permitted unless around a pool.
- No permanent basketball goals are allowed - only portable goals are allowed. All goals must be approved and cannot be located on the street side of any residence and must not be attached to the residence.
- Animal shelters are prohibited.
- No artificial flowers, trees, etc. permitted.
- No garage sales except as otherwise organized by the Homes Association.
- No sheds, barns, detached garages, or other storage facility allowed.
House Painting:
- An Architectural Change Request form submission and approval is required prior to beginning the work. This form must be submitted, even if repainting the house the same color.
- Earth tone colors consistent with the existing color palette of the community is required.
- Must provide actual paint samples or manufacturer’s paint chips from paint store.
Existing Trees:
- No existing healthy tree over 4” caliper measured at a point 24” above grade may be removed without DDRC approval. Totally dead trees do not require DDRC approval.
Roofing Guidelines:
- The following roofing materials have been approved by the HOA based on overall quality, lifespan, and an appearance that blends with other homes in Woodland Reserve.

* If a desired vendor, style or color is not listed, email the DDRC chair for consideration.
Basketball Goals:
- No permanent basketball goals are allowed.
- Portable Goals are allowed.
- No basketball goals will be allowed on the street side of any home.
- All goals must have a clear backboard with no decals.
- The poles must be black or dark green.
- Cannot be affixed to the house.
- Net must be white.
- Placement must be approved in advance by the DDRC
Recreational and Play Structures:
The following guidelines to the existing covenant specifically addressing play structures in backyards to be as follows:
• Play structures require submission of an ACR and approval before installation. (Covenants section 10.07 pg. 31)
• Play structures must be maintained the entire time the structure is installed – (painted and repaired as needed).
• It must be 10 feet from all property lines, and cannot be seen from the street.
•The yard must be maintained around and under the structure at all times.
• The play structure must be removed when no longer in use or in disrepair.
Additional Guidance:
Play structures have been defined as including the following items: trampolines, basketball hoops (Non-fixed) and multi-use play structures. The homeowner will be allowed two (2) such structures, i.e. one (1) fixed (Primarily Wood) and one (1) portable – basketball hoop, trampoline, hammock, or swing, on any one property at a time and they must meet the following criteria: The fixed play structure must be less than 15 feet wide by 10 feet deep by 12 feet high and it must be harmonious with the environment around it.
*The board has the right to submit a written notice of removal of the play structure if all of these conditions have not been met and can issue fines if not resolved in a timely manner.
Satellite Dishes/Antennas:
- Must submit 3 locations as determined by installer for approval.
- Location to be as hidden from view of others as possible.
- No larger than 20” in diameter.
- Neutral in color.
- No outside radio or television antenna.
Animal Shelters:
- Animal Shelters not allowed.
Fencing:
- Fences are not allowed in Woodland Reserve unless it is required by the city of Lenexa, KS for pools.
- The fence must be restricted to the immediate area around the pool.
- If required by the city only wrought iron or similar will be allowed and must be approved in advance.
- No fencing will be approved for property lines, patios or dog runs.
- Retaining walls must be natural materials. Plain concrete not allowed.
Swimming Pool Guidelines:
Swimming pool guidelines are explained below, and derived from the Woodland Reserve Developer Design Review Guidelines that were written when Woodland Reserve was first conceived. (The full document can be found under the documents tab). Read the excerpt that pertains to pools below…
Section II. 7. Swimming Pools and Tennis Courts:
- Swimming pools, including the apron and patios, must be located in the rear yard and placed at least 10' from the lot lines and cannot be on or within easements.
- Plantings should be provided to soften the effects of sound and sight of pools and tennis courts for the benefit of adjacent properties. Only the immediate pool area and mechanical equipment should be fenced. Approval of the fence will be considered a part of the application of the pool. No lighting of pool or tennis court shall be installed without the approval of the DDRC.
The following guidelines were added and approved by the Board of Directors in June 2020 and March 2023. They are provided to give WR residents a clearer idea of the steps involved in adding a pool to a residence, and the requirements needed to gain HOA approval.
- Above ground swimming pools are not allowed.
- The City of Lenexa must first approve the pool before submitting it to the DDRC for approval.
- A stake survey of property must be completed prior to pool plan approval.
- The surrounding pool deck may not exceed 5 feet from water's edge on three sides, allowing for one side to extend 10 feet to accommodate pool furniture.
- Fenced area shall not extend more than four feet beyond the perimeter of the surrounding pool deck nor encroach on any side or rear setback line.
- Fencing may not be installed until the pool area is excavated. The fence must be wrought iron, 5' maximum height and approved by the DDRC.
- Along with submitting an Architectural Change Request (ACR), a detailed pool, and fence plan with dimensions is required for full HOA approval. (This is also required by the city of Lenexa, so the same plan can be submitted to both the city and the HOA).
- Additionally, the HOA requires a landscape plan to fulfill the requirement highlighted above. Plantings may be located both inside and outside the fence, but should be placed in order “to soften the effects of sound and sight of pools for the benefit of adjacent properties.”
